Stucco in Greater Vancouver & the Fraser Valley

Drained, rainscreen stucco systems and acrylic finishes built for coastal rain, not the face-sealed walls of the past.

Stucco by Awesense Exterior — example of our work

Stucco gives a clean, seamless, low-maintenance look that suits everything from character homes to modern infill builds across Greater Vancouver. Done correctly for our climate, it is one of the most durable claddings available. Done the old way, it was at the centre of the region’s leaky-condo crisis, so the details matter more here than almost anywhere.

The fix the industry learned is drainage. We install stucco over a proper rainscreen: a water-resistive barrier, a vented cavity that lets the wall breathe, and lath that holds the coats off the sheathing. That cavity is what lets wind-driven rain drain away instead of soaking into framing and quietly rotting it over a wet coastal winter.

We handle full three-coat cement stucco as well as acrylic and elastomeric finish systems, with crack-resistant detailing at corners, control joints, and around every window and penetration. We also repair and re-clad failing older stucco, and we will give you a frank assessment of whether patching makes sense or the wall needs to come off and be rebuilt right.

Frequently asked

Stucco — your questions

Isn't stucco the cladding that caused all the leaky condos?

The failures came from face-sealed stucco with no drainage behind it. Modern stucco is installed over a rainscreen cavity so water that gets through the finish can drain and dry, which is a completely different assembly.

Do you do traditional cement stucco or acrylic finishes?

Both. Three-coat cement stucco is durable and proven, while acrylic and elastomeric finishes add flexibility and colour options. We match the system to the building and your maintenance expectations.
