Fiber cement, with James Hardie as the category leader, has become the default re-clad choice across the Lower Mainland. It is a dense composite of cement, sand, and cellulose fibre: dimensionally stable, non-combustible, and immune to the rot and moss that slowly defeats real wood on the coast. For walls that face years of wind-driven rain, salt air, and shade-loving growth, it is one of the most forgiving claddings you can specify. We install it on full re-clads and new builds from Vancouver and the North Shore out through the Fraser Valley, Sea-to-Sky, and the Sunshine Coast.

Why fiber cement suits the coast

The case for fiber cement here is mostly about durability and how little it asks of you over time.

  • Moisture durability - the boards don’t swell, cup, or feed moss the way cedar and some engineered woods can, so they hold their shape through wet winters.
  • Fire resistance - fiber cement is non-combustible, a real advantage on tight infill lots and in the wildland-urban interface around the region’s edges.
  • Pre-finished colour - factory-applied ColorPlus finishes are baked on under controlled conditions and resist fading far better than site paint, which matters when repainting a three-storey wall every few years simply isn’t realistic.
  • Profiles for any look - lap siding, large-format panel, and board-and-batten cover everything from a Vancouver Special refresh to a clean, modern laneway home.

Against the alternatives, fiber cement sits in a useful middle ground. Vinyl is cheaper and lighter but can look flat and grows brittle in cold snaps; real cedar is beautiful but demands ongoing staining and is vulnerable to moss and rot in shaded, damp exposures. Fiber cement gives you the substance and crisp shadow lines of wood with a fraction of the upkeep.

Factory finish vs site painting

You can buy fiber cement either pre-finished or primed for site painting, and the choice changes the long-term result. A factory-baked finish is applied evenly to dry board in a plant, then sealed at the cut edges during installation, so it weathers slowly and predictably. Site painting gives you unlimited colour freedom, but a brush-and-roller coat applied to an exterior wall in our climate will never match the longevity of a factory finish, and it puts you back on a repaint cycle. For most coastal projects we steer clients toward pre-finished board and reserve site painting for custom colours or trim accents.

Installation details that decide everything

Because it is a heavy, brittle board, fiber cement rewards correct detailing and punishes shortcuts. The single most important detail is the cavity behind it. We hang the cladding over a drained and vented rainscreen system, required under the BC Building Code for most of Greater Vancouver, so any water that gets past the face can drain down and the back of the board can dry. That airspace is what keeps fiber cement performing for decades rather than trapping moisture against the sheathing.

From there, the workmanship is in the small clearances:

  • correct fastener type and spacing, blind-nailed where the profile allows, never overdriven into the brittle face;
  • flashed and gapped butt joints, with manufacturer-specified clearance left at each seam rather than caulk-only joints;
  • proper clearances above grade, roofs, decks, and flashings so the bottom edges never wick standing water;
  • integrated metal flashings at windows, doors, and transitions, tied into the building’s water-shedding plane.

Get those right and the boards stay dry, the manufacturer warranty stays intact, and the wall sheds water as a complete system. We finish the envelope by tying the cladding into matching soffit and fascia so the whole exterior reads as one watertight assembly. We also handle targeted cladding repair on existing Hardie walls - replacing damaged boards, correcting failed flashings, and re-sealing joints without re-cladding the entire elevation.

Do I really need a rainscreen behind Hardie?

In most of Greater Vancouver, yes - the BC Building Code requires a drained, vented cavity behind cladding, and fiber cement performs best when its back face can dry. We build that cavity in as standard.

Is fiber cement lower maintenance than wood?

Considerably. Pre-finished ColorPlus boards resist moss and fading, so beyond an occasional rinse you avoid the staining and repainting cycle that real cedar demands on the coast.
