Standing seam metal is the roof we recommend when a homeowner wants to install once and stop thinking about it. The panels run in continuous lengths from ridge to eave with concealed fasteners and raised, interlocking seams, so there are no exposed nail holes for our coastal rain to find. On the steep, exposed roofs of the Sea-to-Sky corridor and the North Shore it sheds snow and rain cleanly and shrugs off the wind. Across the rest of Greater Vancouver and the Fraser Valley, it is simply the longest-lasting roof most homes will ever carry.
Standing seam vs exposed-fastener panels
Not all metal roofing is the same, and the difference matters in our climate. Exposed-fastener panels are screwed straight through the face of the metal, which is faster and cheaper - but every fastener is a rubber washer that ages, backs out, and eventually needs re-torquing or replacing. On a roof that sees the rainfall we do, that is a long-term liability.
Standing seam hides the fasteners under the seam, so nothing penetrates the weather plane. Within standing seam there are two main approaches:
- Snap-lock panels, where the seams click together over concealed clips - clean, efficient, and well suited to most residential slopes.
- Mechanically seamed panels, where the seam is folded closed with a tool for the tightest possible lock - the choice for lower slopes, heavy snow loads, and the most exposed elevations.
We will tell you honestly which system fits your roof, your slope, and your budget rather than defaulting to whatever is quickest to install.
Material, coating, and finish
The two common substrates are coated steel (galvalume) and aluminum. Steel is strong and economical and works well across most of the region; aluminum will not red-rust and is our usual recommendation for homes close to salt water on the coast and inlets. Both are finished with a PVDF/Kynar-category coating, the class of paint that holds its colour and resists chalking and fade far longer than cheaper polyester finishes. If colour stability matters to you over twenty or thirty years, that coating category is what makes it possible.
Metal also moves with temperature, and a roof that bakes in summer sun and chills on a clear winter night expands and contracts measurably. Concealed clips let the panels float through that movement instead of fighting it, which protects the fasteners and helps control oil-canning - the slight waviness that can show on flat metal surfaces. Panel profile, gauge, and good substrate prep all reduce it, and we plan for it rather than leaving it to chance.
Built for coastal and mountain conditions
A standing seam roof is only as good as the layers and details beneath it. We install over solid sheathing with a high-temperature underlayment rated to sit under metal, and we detail every valley, sidewall, and penetration so water is always directed back onto the panel. The smooth, hard surface gives moss and algae almost nothing to grab onto - a genuine advantage over shingle or cedar in our damp shade.
Because metal sheds snow readily, we plan for where that snow goes. On steep mountain roofs that can mean snow guards over entries and walkways, and good attic roof ventilation keeps the deck cold and even to limit the freeze-thaw cycle that drives ice dams. When winter does bite, our snow and ice dam removal crew can clear loads safely without scarring the finish.
The upfront cost sits above asphalt, no question. But across a fifty-year-plus service life on a Greater Vancouver home - with no tear-off and re-roof in the middle of it - standing seam is frequently the lower-cost roof in the end, and the one you never think about again.
